I stayed in a Studio room for two nights before and after the Run for a Reason. A friend of mine who had also entered met me before the start and then we went back afterwards to rest! The room is fairly large and was nice enough, although there were strong "budget hotel" vibes. I would be surprised if this was not a budget hotel in a previous life and I consider it a bit of a stretch to call it a 4-star facility. Reception staff were friendly. The room had a cooktop and basic facilities/utensils if you wanted to cook. The bathroom was very large but most of it was dead space. The toilet is squeezed in fairly close to the toilet roll holders and vanity so will be a bit uncomfortable for more generously proportioned guests. The bottom of the shower head came to my chin (I am 1.88m) which is not great. Plus I could not stand sideways in the shower as the gap between the wall and the shower screen was too narrow. I wouldn't have minded so much if the bathroom wasn't so large with so much dead space. The bath was child-sized. As it is a combination bath-shower, you have to step up and over to get in and out so I would not recommend this for anyone with mobility concerns, especially as the bath seemed a bit slippery. The one good thing about the bed is that it was not a zip bed. However, it was lumpy, uneven and very uncomfortable. I got practically no sleep. There is no fresh air as the window does not open. You basically have to have the air-conditioner on which sounds like a 747 coming in to land. The TV has some included Foxtel channels (although the picture resolution was poor). The room was clean and the hotel is easily accessible by taxi/ride share or public transport. It is extremely centrally located with all of Perth CBD in comfortable walking distance for most people. Although the room is marketed to couples and includes cooking facilities, there is only one chair for the half-table. So you could not both sit at a table to eat. You and a partner also could not sit on the couch to watch TV together because there is just a one-seater. In the photos on the website, there is a two-seater couch but this is either a deception or only in selected rooms. (Note: I booked for two). So if you are travelling as a party of more than one, I would not stay here.

The decor was dated in my room. The fridge was really loud at night waking me up nightly at odd hours – it sounded like there were aliens trying to beam me up. The air conditioner was unbearably loud right next to the bed - when you turn it off with the remote the lights go off, but the noise and are continues. You need to turn it off at the wall. The room wasn't serviced once in my entire 5 night stay. The restaurant / bar was closed super early if it even opened. When chatting to my work mates staying on different floors and different rooms - their experience was exactly the same. The combination of aircon and fridge amounted to torture. The bed was two semi-firm beds pushed together with an obvious ridge in the middle, not comfortable if you ordered the larger bed to fit your taller body diagonal. Oaks is a joke, and the joke is on the paying customers. The best part of the “experience” was check-out – they were nice and quick which was a relief – I was glad to get out of there. Dear Oaks Hotel Perth – I recommend management/owners each spend a night sleeping in your own hotel – followed by any other local hotel. Take note of the difference. Baseline what you should be doing (starting with Servicing rooms) with another hotel – and I guarantee you can improve your rating, even if only a little. Best of luck with this challenge. Final note – the staff were lovely – I can only imagine the complaints they have to deal with on the daily.

Great location, others are very basic

Great location because you are near everything….groceries, train, museum, tourist information, eateries, etc. But other than that the rest is just what you paid for. The room is spacious but very basic. The hotel staffs are always busy with other travelers and I don’t like the fact that they don’t do any housekeeping at all, and you have to check out at 10 am. I might try other nearby hotels next time that is maybe 20 dollars more but may provide a better service. (The kitchenette was very basic, without much stuffs to use).

Rude staff on check in. $90 for 3 days parking that's a 5 minute walk away, and you're lucky if you can find a park in the garage, even after you've paid for a spot. Noisy aircon that doesn't cool the room. Non opening windows. No service in the room, housekeeping didn't come for the three days of my visit. Room constantly smells musty with no way to air it out. Bathroom is straight from 1975, complete with a toilet seat not fitted straight. When mentioned the above to the Front Desk staff, I got embarrased shrugs. Do not waste your money coming here. I travel so much for work, and this rates as one of my worst experiences in a hotel.
