Located near Colva beach in South Goa, the hotel is impresive in its first appearance. It's well maintained garden & glass walled road facing dining give it a unique look. But the rooms are not sufficient to accommodate small families like 2 adults & 2 kids. Interior decoration & bathroom maintenance should be the prime objectives to say " goodbye, visit again" to their departing boarders. No swimming pool. Staffs are polite, free WiFi & teasty food with reasonable price clearly indicate that there is still scope of improvement.

An average family hotel located only 5 minutes walking distance from Colva beach, South Goa. Rooms are suitable for couples but conjusted for small families with kids. Need proper maintenance for bathroom appliances. Bedsheets & pillow covers are also not impressive. No swimming pool but garden is nice. Staffs are polite. Overall a budget hotel & not suitable for those who want to make their Goa trip memorable for lifetime.

This prime location property is so poorly maintained, that it is shocking that they charge far beyond what they offer. The rooms are small,and are poorly maintained, the chairs are broken,unclean,fungoid. The bathroom sink was clogged. The breakfast buffet was a joke,with just three items,all of of which were repeated everyday. The saving grace was the staff,the waiters,the gate keeper & the receptionist Shaun. This place should pull up its act and work hard to improve.

Stayed here with several friends while attending a friend's wedding in Goa. All of them had the same issues... rundown furniture and upholstery. Toilets were dirty or fungoid. One family had no AC for a whole night in swelterring heat. They were then put up in a neighboring hotel which was far better and asked to come here for breakfast. Must mention that the breakfast buffet was not up to the mark. No variety. They had poori bhaji everyday. Omlettes were undercooked. The upside... Staff is very good especially Sean and Deb and his team. Would give the staff 4*. They made our stay there bearable. Very quick to give service. :) The owners will do well to refurbish and maintain the property which is at an awesome location.

This hotel was booked with the thought that it was that reasonable that if we got there and it wasn’t up to scratch then we could pay for somewhere else, what a surprise !we arrived at six in the morning and greeted by most of the staff including the manager (New manager since mid Jan ) and they fell over backwards to make us feel welcome , made us hot drink and sorted clean rooms out . Rooms were ample , good air con , large tv with all English channels , bathroom ample and clean with no black grout , (pet hate) also such a good position for beach and bars , nice breakfast on the terrace grass , full English and porridge juice and toast , wonderful watching the village wake up whilst eating , for a week this place was truly special with fresh linen and rooms cleaned first thing , fridge in room and safe what the hotel did lack the staff made up for it and would return just as long as the same management in place Tarric was wonderful and just wanted to please , l recommend this hotel for budget and location and good service thoroughly enjoyed our stay , we also took my 80 year old father and he loved it . It looks like l cannot rate below but if you know goa and colva ten out of ten for location clean , service
