If you want to live your worst nightmare in a holiday resort, this is where you should be! Imagine a resort with rooms that have zero water, non-working flush and non-working air conditioner. These are the kind of rooms you will surely get here. When you complain, then the staff seemed least bothered (because they see this day in and day out) It was our first day in Goa and stuck in a room with zero plumbing, zero flush and zero air conditioning. We had to control our bladders and our tempers. We had to look around for a decent resort and argue over the phone with the so called manager to get a refund. These are the kind of resorts that pull down the reputation of any place in our country. If they lack basic facilities, just please shut down and stop smearing sand into the eyes of tourists who simply come to Goa to have a nice time and stop doling out bad service in the name of tourism. We hope and pray this resort fixes its act soon and does not insult the name of Goa and the Arabian Sea anymore!

The worst place to visit...The staff were least bothered, rude and careless. There were no basic facilities available. We had come back from the beach and the sun was scorching hot and there was no water or air conditioner! The staff were arguing amongst themselves and least interested.Even through there was no water, they still accepted bookings and didn't care about the welfare of the customers and tourists. Before going to such places, please check the rooms, and please don't visit this place unless you want to have a bad vacation.

Stayed with family ( 4 persons ) in 2 rooms in a Cottage. Rooms are clean with comfortable beds & clean linen, elegantly furnished, as seen in the pics with amenities like wall mounted LCD TV, Intercom, AC & a veranda ( Porch) with chairs & a Coffee table opening to green lawns in front with Coconut trees, typical of Goa.. A very compact place overall that has 8 cottages ( each divided into 2 rooms) & a Restaurant. Morjim beach is just 100 meters ( 2 min walk) fm this hotel. No additional amenities to term it as a Resort, its just a Hotel. This hotel is approx 1 Km off the main road & this last 1 Km access road is in terrible condition. It is very uneven, full of mud & extremely hard to drive or even walk along. ( Cars with low ground clearance may not be able to reach the hotel ). The front desk team expects this access road to be build within a year, so may be guests reaching after mid 2019 may be able to reach comfortably. The Buffet Breakfast includes only Tea & no Coffee or any juice or other drink. The food options are very limited like Chole Bhature + Boiled Eggs + Bread Butter Jam & Watermelon. The Restaurant area is unhygenic with so many flies all over the place as they do not use any kind of insect repellents to keep pests away. Further, the plates for breakfast as arranged very close to the wash-basis ( less than 1 feet away). The property owner Mr Abhinav was very helpful & available to address guest's concerns . However, overall, the staff needs to be trained & groomed well for being in the hospitality business as they lack the finesse at all departments viz. Front Desk, Room Service, Housekeeping. Overall, a good place to unwind along the beaches of Goa at a very reasonable price. But FAB Hotels needs to improve on the above issues so that guest's feel special during their stay at Arabian Sands.
