This is a small property - a multistory with three floors, top floor being an open air restaurant.
Mr Jay Kumar (The property manager) provided very good service to us. He recommended the right rooms with all transparency and honesty.
The rates are very reasonable (~2.5 K per night). Room service was found to be very good unlike some of other reviewers. For kids, we got the room next to us. Kids' channels were not available in the Tata Sky package. When we requested Mr Jay to add two channels, he actually added added all the kids' channels in next 5 min (did not even add that charge to my rent, even though I offered to pay).
View (overlooking Venna Lake) as well as natural cross ventilation in our room (104) was awesome. Sleep quality was quite good. Overall good value for money.
Cons - There is no kids' play area and pool (but they are also charging very minimal).

1. Location is excellent, Out of 4 rooms, 2 rooms have a very good view of nature, valley and waterfall. Incidently, the room quality of these 2 rooms (with a view) is much superior to the other 2 rooms
2. The service is pathetic, the staff is least bothered about the customers, need to be pushed and reminded to provide for the most basic needs such as room cleaning, towels, etc. On the check out day we were woken up rudely at 9 am whereas the check out was 12 noon as was mentioned on the website.

4. The management needs to look into the staff behavior if at all they would like repeat visitors

The hotel is 7 km away from Mahabaleshwar ST Stand/Main Market. Thus, travelling with your own vehicle is preferable. Taxi charges anywhere between 200(daytime)-300(night) to travel between the hotel and the main market.
The place is comfortably quiet. Hence, excellent for a visitor from a noisy city like Mumbai.
The hotel has 8 rooms (distributed among 3-4 cottages). The view from room nos. 7 & 8 is excellent as it oversees the valley and also the Lingmala waterfall is visble from these 2 rooms. The other rooms lack this superior view.
The food is excellent and i won't hesitate to give a 5-star rating to it.
However, the hotel is critically service-deficient. The service is handled by 3 people-1 manager and 2 of his accomplices. There is no internal telephone facility and the bell is also not working. From morning tea, hot water, lunch, evening snacks, dinner and for any other requirement such as daily cleaning of room, changing of towels, bedsheets we have to call the manager on his mobile. In the afternoon after 2 p.m. his mobile is switched off and sometimes he doesn't receive our call. Thus, you have to search for him helter-skelter which spoils your relaxed mood. I feel sorry to say that we have to go out and call the room service guy for even the basic requirements such as room-cleaning, hot water, as i feel that it is their responsibilty to come and deliver the same upfront.
My advise to the management is to look into the service issue. The concept/base on which you have started this hotel is relaxation for tourists in the serene climate of Mahabaleshwar. This concept itself takes a beating with such a poor service. I would give a minus 5 star rating to your service.
